Remember folks, in many areas if something major is broken then you can go on a rent strike until it's fixed by the landlord by putting the rent into escrow. Local laws are too diverse for me to get into more detail, so make sure you know what you're doing before you do it. Find a tenants rights group in your area and ask for help.
